Art of Data – Methodology Statement

The Art of Data by STRA draws from a verified network of short-term rental operators, property managers, and technology partners across Asia. Each dataset is built on a minimum sample of 300 verified managers per country — or at least 10% of active STR supply in smaller markets — ensuring balanced, representative insights.


Data is aggregated, anonymized, and validated through PMS integrations and independent market checks, combining self-reported and verified performance metrics. The result: a true reflection of Asia’s operating realities — not external assumptions.


The Art of Data exists to build trust through transparency, empowering operators, investors, and policymakers with credible, actionable intelligence.

The STRA Verified Property Manager Index is Asia’s first data-driven registry of professional short-term rental operators — companies that actively manage, market, and maintain properties on behalf of owners.


It exists to clearly separate those who operate from those who merely list. In a marketplace blurred by mini-OTAs and intermediaries, the Index restores clarity by highlighting operators with real teams, accountability, and local presence.
